Project vision

The project objective was to create attractive housing for families with children

·         with sufficient privacy in the middle of a nature reserve

·         with good accessibility from Prague

·         by means of original modern architercture and with utilisation of natural matrials

·         modern technologies for comfortable housing.

 

 

The project “.Na zeleném vršku” “On green heights” presents an attractive architectonic complex of 19 family houses located in a peaceful  country  enviroment on the outskirts of town  Velké Popovice, in an area called Brtnice , in the region of Prague –East (exit D1 highway at 15,5 km from Prague to Brno).

 

 

 

This territory is situated in the still unspoilt hilly countryside of the Velkopopovicko Nature Park , which is appreciated for being relativly untouched by large-scale agriculture production, industries or  cottages. The side for family houses is at the top of a hillock which encloses the sream valley crosswise and at the same time affords future residents a view of the wide surrounding area. The nordern part of the hillock is bordered by the forest. The town of Velké Popovice provides  full civic amenities (nursery school, primary school, primary artistic school, health care, pharmacy), the area also offers inexhautible possibilities for outdoor sporting activities- golf in Štiřín (4km), cycling, mushroom, horse riding, gardening, ice stadium.

In total 19 family houses  are situated on pots with areas ranging from 1 004 m21 628 m2 at sufficient intervals to secure adequate privacy for their residents. The designed modern architectonic layout brings the buildings close to the traditional development of the Czech countryside through the utilisation of natural facing (wood,stone,brick veneer) with smooth plaster and ceramic roofing.Jointly responsible for the design are five architecture of the REAL Design architectural atelier, under the direction of Architect Ing.Arch.Ivan Hnízdil. The houses were designed to become part of the Czech countryside and to look elegant and simply affectivefrom the outside. One may choose from nine types of houses that also differ in the façade colours and facing materials used, so that each house is in fact original.Internal layout of houses:


The layout of each house is designed for the comfortable housing of a large family, with all the essential facilities situated in the basement of the house. The living room is the biggest room in the house, with large French windows to allow for sufficient sunlight and access directly to the terrace. The hearth is an integral part of this room for romantic firelight moments. The ground floor also contains a study, a bathroom with shower corner and a useful built-in cupboard. On the first floor there is a spacious bedroom with private bathroom for the parents, two bedrooms for the children, a spacious bathroom for the whole family and built-in cupboard. All the houses are provided with cellars. The basemant contains a garage for 2 cars, a technical room containing the machinery room of the thermodynamic heating, a bathroom with shower corner, a laundry room for a washing machine and dryer, space for garden tools or a do-it-yourself workshop or maybe even a sauna. The houses are walled using traditional technology, exterior walls are from Porotherm 44cm CB edged ceramic blocks(exact walling). These walls fulfil the hight requirements for thermal resistance and thermal accumulation of heat. The house is thus able to accumulate heat and at the same time it breathes and is pleasant for living. The houses are fenced, the plot is grassed, the entrance gate is remote-controlled for maximum convenience.
